Working in close collaboration with Lindhill and the local authority, we developed a mixed use, residential- led design that embodied their requirements and vision for this part of Barking.

The development provides 170 Build to Rent homes and features flexible commercial space at ground floor and a two-screen cinema, enabling the scheme to act as both an economic generator and a popular town centre attraction.

As a whole, the building maximises the potential of the site, with ground floor entrances to key mixed-use facilities animating the streetscape and increasing its pedestrian access to these. Comprising mainly one and two bed apartments with a small number of three bed apartments, 10% of the homes at Axe Street have been designed for wheelchair adaption from the outset. In total 35% of homes will be affordable, provided at sub-market rent levels.

We optimised the amount of sunlight reaching the homes through careful consideration of building form. Similarly, two areas of external communal amenity are accommodated where the building steps back, while gardens provide attractive landscaped spaces within the centre of the building for the apartments to overlook.
