Forming part of the wider regeneration of the area, South Oxhey Central provides new homes, retail and commercial space, and a new station square. The new retail and commercial spaces complement existing local amenities, expanding the retail offer in an already vibrant location with shopping, bars and restaurants, and outstanding schools locally. BPTW designed phase 3 of South Oxhey, providing 345 new homes and 2,500sqm of retail and commercial space including a Lidl store which opened in autumn 2022, and associated car parking. With the development located adjacent to Carpenders Park Overground, South Oxhey Central, residents benefit from excellent rail links to Watford, Wembley Central and London Euston.

Located just south of Watford, the multi-phase regeneration scheme delivered in partnership between Three Rivers District Council and their development partners Countryside Properties and Home Group, will establish a new retail heart adjacent to the station accompanied by houses and apartments.
Across the site at phase 3, mixed tenure homes have been designed in a creative arrangement of three-storey houses and maisonettes with 7 storey apartment buildings. The design enriches the urban environment, improving retail configuration as well as pedestrian connectivity and quality of public realm.
Using a simple, high-quality material palette of light and dark bricks, varied mortar, subtle detailing, textured metalwork and balcony balustrading, the buildings will reference the local architecture to maintain a strong connection to the surrounding context. The subtle brick detailing provides balanced proportions to the elevations whilst the domestic scale of the secondary streets will provide active frontages and maintain a connection to the local context.
The new homes will provide high quality green amenity spaces for the residents while minimising the visibility of car parking and hard surfaces through the introduction of landscaped podiums within the residential blocks. The scheme will increase the provision of affordable housing and form a new and vibrant environment for the local community.
