Following extensive community engagement led by BPTW, 88% of residents voted in favour of the regeneration of Regina Road. Designed for Croydon Council, the scheme will deliver 340 new council homes, alongside a community hub, pre-school, and generous green spaces.

BPTW’s design draws on South Norwood’s heritage of villa and mews typologies, restoring traditional street patterns and enhancing connectivity through new walking and cycling routes. Public art also honours local heritage and the area’s brickmaking past. All homes are tenure-blind with over 90% dual-aspect, offering generous daylight, ventilation, and private outdoor spaces. Larger family homes with gardens are located at ground level to support inclusive, intergenerational living.

Community input shaped key aspects of the scheme, including a central “green heart”, which offers inclusive play and recreation spaces, including a community growing hub. The landscape strategy, developed with Farrer Huxley, introduces 4,695m² of biodiverse green space. Sustainability is embedded throughout, shaped by Passivhaus principles. Regina Road reflects local aspirations for a sustainable, connected and inclusive neighbourhood.
