Cassio Road will redevelop a long-standing community asset for West Herts Sports Club while delivering 23 new homes. Through careful consultation, BPTW addressed the concerns and comments of the community to ensure efficient use of the site and deliver significant improvements to the sports club.

BPTW was instructed by West Herts Sports Club and H&R Properties as planning consultants to oversee the planning application process for the new homes and much-needed community facility. BPTW were approached following the refusal of a previous planning application, working collaboratively with the client, community, and local authority to secure a planning permission appropriate for the site and the open space designation. The proposals simultaneously allow the redevelopment of West Herts Sports Club’s facilities while enabling the development of a new, four-storey apartment building with 23 one and two-bedroom apartments and generous amenity spaces. Consultation with Watford Borough Council, Councillors and local residents addressed comments around a stand-alone development to 87 Cassio Road in accordance with the relevant planning policies.

Supported by the local authority, our planners played a key role in the scheme being car free to encourage the use of sustainable transport alternatives. Given the site’s proximity to Watford Town Centre, a wide range of public transport options are available to residents. The plan focuses on advocating and encouraging a sustainable approach, meeting the requirements of the NPPF and Local Planning Policy to deliver a scheme that will further enhance the streetscape and built environment.
