The Moorings

The Moorings in Thamesmead, south east London, is a large residential site of about 1250 units in need of regeneration. In an initial intensive exercise various options for new build and refurbishment were considered and costed, with extensive resident consultation throughout the process.

The options appraisals bptw carried out established that a high level of redevelopment was not viable in this particular instance, so bptw were asked to develop ideas which retain the existing stock and concentrate on Decent Homes Plus works.

Proposals indicate that the linear blocks should be refurbished, including the removal of the podium decks between the blocks and the high level links between the blocks. New stair and lift cores inserted to each block to replace these links would contribute to their character and identity whilst improving security. Elsewhere, existing homes would be refurbished to a Decent Homes Plus standard benefiting from internal improvements such as new kitchens, windows and electrics.

In order to provide a wider range of accommodation to meet local  need, it is proposed that the ground floor and first floor units are combined so that two 1 bedroom flats become one larger property with ground floor access. In addition a further storey or an external private terrace could be provided.

Landscaping to include SUDS and the extension of canal tributaries through The Moorings are being considered to provide a vibrant, active and safe external environment and a sense of identity for the estate.
