bptw secured planning permission for the major regeneration of an industrial site overlooking Ipswich Haven Marina. The scale of the development raised numerous contentions with local residents and the LPA, also attracting considerable attention from CABE, as the proposed scheme represented a significant change in scale when compared to surrounding listed buildings and the neighbouring conservation area. bptw led on negotiations with the LPA and CABE and had a significant input into the design to ensure that all planning issues were fully addressed. We demonstrated that the proposals would correspond with local regeneration objectives and bring numerous benefits to the surrounding area. Our planners worked closely with a viability consultant, enabling the team to present a strong case for a low level of affordable housing and reasonable financial contributions.  

Currently under construction, the scheme will provide 386 residential units including extra care with associated community facilities. Creating a vibrant and active street frontage, commercial units will offer opportunities for retail, restaurants, cafe’s, bars and office units.
