Now being marketed as Mandeville Place, bptw’s phased competition winning masterplan at Rectory Park in Ealing will see the high intervention estate transformed into a vibrant development through the creation of 449 new homes. The properties will be of mixed-tenure with a combination of 1 to 4 bedrooms. Designed to achieve Code for Sustainable Homes Level 4 and highly praised by the CABE design council and the GLA, the scheme places a strong focus on the design of landscaped spaces to compliment the estates’ proximity to the neighbouring Northolt and Greenford Countryside Park. As a result of extensive community engagement, bptw’s design response has produced a masterplan formed around character spaces and park vistas.

A wide range of studies on massing and layouts enabled bptw to reduce unnecessary circulation space allowing the capacity of the estate to be increased to provide private sales cross-subsidy. The completed phases 1 and 2 consist of 160 new homes with new roads, cycle and car parking, and landscaping. Approved by LB Ealing in December 2015, phases 3 and 4 will deliver 289 new homes and a community centre, including a large proportion of private sale homes to cross-subsidise the redevelopment of the estate.
