Heathside and Lethbridge, Lewisham

The transformation of the Heathside and Lethbridge Estate will create a high-density, mixed-tenure development with over 50% of new homes designed as private sale apartments, generating cross subsidy to fund the affordable provision. The development sits within an overall outline consented £270m masterplan which will deliver 512sqm of retail floor space, 768sqm of community floor space, an energy centre and 1192 residential units in contemporary apartment buildings ranging from 3 to 17 storeys in height.

With 500 existing homes on the site, bptw worked closely alongside Family Mosaic and existing residents to devise a complex decant and phasing strategy, also ensuring the needs of existing residents have been met, whilst successfully increasing the capacity of the estate to provide new homes for sale.  With apartments created in Phase 1 and 2 already occupied, bptw were retained for the delivery of Phase 3 which will create an additional 218 new homes, a community centre and nursery; and Phase 4 comprising 236 apartments which was recently granted planning permission.
